Buying a waterfront or rural property? Don’t overlook the septic system!

Most rural and waterfront homes aren’t connected to municipal sewers—they rely on septic systems to manage wastewater. A well-functioning system is essential, but problems can be costly if overlooked.

What to know before you buy:

  • Age & Condition: Ask when it was installed and request maintenance records.
  • Inspection: Always get a professional septic inspection—it can reveal hidden issues.
  • Capacity: Ensure the system suits your household size and future plans.
  • Regulations: Waterfront properties may have stricter environmental rules.

Types of Septic Systems:

  1. Conventional (Gravel) System – Uses a septic tank and gravel drain field to treat wastewater.
  2. Chamber System – Uses plastic chambers instead of gravel for better drainage.
  3. Mound System – Raised sand mound used when soil is poor or bedrock is shallow.
  4. Aerobic Treatment System – Adds oxygen to help break down waste, often needed near lakes or sensitive environments.
  5. Holding Tank – Stores waste for periodic pumping; usually temporary or for properties with no suitable land for other systems
  • Capacity: Make sure the system is appropriately sized for the property and your intended use (especially if you plan to expand or rent).
  • Regulations: Lakeside properties may have stricter rules about setback distances and environmental protection.
  • A well-maintained septic system shouldn’t scare you off—many rural and waterfront homeowners enjoy decades of trouble-free living. The key is due diligence before you buy.
